To Whom It May Concern,

This letter is a testimonial for Rod Potter’s real estate and investment skills. Three and half years ago, I was forced to resign a full time job due to work related stress. I attempted self employment, but after a year, that business failed. Until then, my credit was excellent, so I was able to obtain a home equity line of credit through my bank. My plan was to live off that until I could get back on my feet financially, which never happened due to serious related health conditions.

In the fall of 2005, I realized that I had no choice but to declare bankruptcy and was told by numerous so called “knowledgable” people that I would have to let my house go into foreclosure. I had, at that point, what is called in real estate terms an “upside down mortgage”. The $50,000 that I had originally put down 6 1/2 years, had been borrowed and spent, as well as an additional $25,000 which had been granted by my bank.

I even consulted two real estate brokers who were personal friends, as well as several others who called once the foreclosure was listed on public records. Once they were told how much in debt I owed, they all backed off saying things were “too far gone” and “I had no other choice at that point, than foreclosure”.

Just when I had resigned myself to the horrible thought of a big black foreclosure stamp across my now destroyed credit record, I got a call from Rod. He said that he could help me (regardless of how far in debt I was) and save my house from foreclosure. Well needless to say, I was a bit leery, but he said he had been doing these type of transactions for years, and that he had learned other ways to negotiate with the mortgage companies. Well, he was right….. We put my house up for sale. Which was legally allowed to do after my bankruptcy has cleared it in January. As the was still legally in my name. It was was within a few weeks of foreclosure, so we didn’t have a minute to spare.

My house had been neglected over the years due to my physical conditions and no income to keep it maintained, but we priced it accordingly to appeal to investors. We had over a dozen people interested and ended up with 4 or 5 offers to choose from. These people were informed of my physical and financial situation, so they knew that I could not come up with any money on my end.

Rod negotiated with the 2nd and 3rd mortgage holders and got them to agree to accepting partial payment on the loan from the sale of the house (sold on a “shortsale”) rather than risking letting it go into foreclosure, which they would most likely end up with no more than about 10-15% of their money back. They were able to receive almost 50% of their money back by dealing with us. And the best part….. I received a letter from them releasing me from any further obligations and saying the loan had been paid in full satisfaction for them.

I am so grateful that Rod came along when he did when no one else knew how. I highly recommend him. He knows his “stuff”. In addition to that, he was very empathetic to my personal situation and treated me with the utmost respect. As far as I am concerned, he is a miracle worker!
